Grand Oak Builders, LLC acquires Lambie Custom Homes, Inc in Kansas City.

Grand Oak Builders, LLC, is pleased to announce the acquisition of Lambie Custom Homes, Inc., a 44 year home builder in Overland Park, Kansas. The new company will operate as Lambie Grand, LLC dba Lambie Homes and managed by Jim Lambie, the 44 year veteran of quality home building in the Kansas City region.

In his 44-year career in the Kansas City region, Jim Lambie has been instrumental in developing thousands of homes and several major commercial regions in the Kansas City market. “I am really pleased to partner with Dave and the Grand Oak team”, says Lambie. “They bring a lot of energy, experience and a new perspective to the Kansas City area. All of this will help as we expand our market activities”.

Why did Lambie decide the time was right to make a change? “The opportunity for company growth and the chance to transition the company while retaining all my current employees and providing a great work environment for them was important to me” stated Lambie. “It really came down to future stability”.

The acquisition of Lambie Custom Homes comes with a five-year lot supply and exposure to residential development, home construction and some commercial development activity. Right out of gate, Lambie Homes is launching a 176-unit duplex community which breaks ground in January, 2022. Additional projects are pending and will be announced in the coming months.

Tradition Homes joins Grand Oak Builders, LLC in Raleigh, NC regional markets

Grand Oak Builders, LLC, is pleased to announce the addition of Tradition Homes, LLC to the partnership roster of Grand Oak Builders. Tradition Homes is primarily a townhome builder, with exposure to both the entry level and move-up markets in the Raleigh/Triad North Carolina markets. The new company will operate as Grand Tradition, LLC dba Tradition Homes. Van Smith, the long-time president of Tradition Homes will continue in that role for Grand Tradition with David Schenck, the lead partner of Tradition Homes continuing as an advisor to Grand Tradition.

Tradition Homes, LLC is the second partnership structure and investment of Grand Oak Builders, LLC. Lambie Custom Homes in Kansas City was the first deal for Grand Oak Builders in December 2021.

David Schenck, the lead partner for Tradition Homes, has been in the Raleigh NC market since 2012. Van Smith has been the president of Tradition Homes LLC since 2008, having previously worked at CP Morgan Homes for three years. “I am really pleased to partner with Dave and the Grand Oak team”, reports Smith. “They bring a lot of energy, experience, and a fresh perspective to how we operate and where we can go in the future. All of this will help us tremendously as we expand our market activities.”

What was the trigger for Tradition to make a change? “We have always been a small operation” says Schenck. “Growing organically has been a rewarding but slow process. With our new Grand Oak partnership, we now have the resources to significantly step up our rate of growth.” Schenck continues, “From the first time we met with the Grand Oak team, it was an easy conversation about our needs and goals. It didn’t take long after that before everyone on our side agreed that joining with Grand Oak was the right way to go. I think we’re going to see some great things from the new Tradition team.”

The Tradition Homes deal comes with a 450 lot and development pipeline, “And there’s more to come” says Schenck, “it’s going to be exciting.”

Bellaire Homes joins Grand Oak Builders, LLC in San Antonio, TX

Grand Oak Builders, LLC is please to announce the addition of San Antonio, Texas based Bellaire-Hagen, LTD, dba Bellaire Homes to the roster of Grand Oak Builders. Bellaire Homes is a production scale home builder with a history of design flexibility for individual customers in the San Antonio reginal market. The new company will operate as Bellaire Grand, LLC dba Bellaire Homes. Ross Benline, the long-time Chief Operating Officer of Bellaire Homes will continue as the President and Chief Operating Officer for the new company with James Japhet, the figurehead partner of Bellaire Homes, continuing as advisor to Bellaire Grand, LLC. Hazeloop-Walsh, LLC provided sell-side guidance to Bellaire-Hagan in the transaction.

GRAND OAK BUILDERS ACQUIRES WINSLOW CUSTOM HOMES

The acquisition will complement Grand Oak’s current operations in the Greensboro, North Carolina, market.

Grand Oak Builders is expanding into the Raleigh, North Carolina, market through the acquisition of Winslow Custom Homes. According to Grand Oak Builders, the merger will complement the builder’s existing operations in the Greensboro, North Carolina, market.

“Everybody at Winslow Custom Homes is excited to join the Grand Oak family. The combination of our local knowledge with Grand Oak’s financial support and their deep industry experience will enable us to expand the company and better serve our customers and our employees,” says Matthew Winslow, owner and president of Winslow Custom Homes.

Winslow Custom Homes, based in Youngsville, North Carolina, was founded in 2009 and operates in the northeast Raleigh market. According to a news release, Matthew Winslow will continue to lead operations for the company under the new brand name Winslow Grand.
